       The condos in Kenner were not trending up in 2016 and 2017. The Avante Garde Condos are now trneding up. There are 2 active condos and 2 under contract with 14 sales in the last 180 days.The prices ranged from 99k to 149k. The sizes ranged from 950 sq. ft. to 1550 sq. ft. The trend is up due to moderate condo fees, no assessments, great location, and less competition.

    The  Avante Garde Condos has two pools, tennis court, Club room and lots of parking. All the units have washer and dryer inside. The condos were built as a condo complex. The complex is over 30 years old. It is on West Esplanade Avenue near Chateau Estates. The 249 units were steady for a while before uptrending in demand now.

    Over the last 15 years I have sold 7-10 units in the complex and all my clients were positive about living there. Some got maried and had kids and wanted to move out to a home. They all sold at a gain. Many of the units have been updated and made to look more modern.

    Avante Garde Condos are currently one on the best condo complexes in Kenner and Metairie. The prices are good for people looking to buy. Cheaper than renting. The association has done a great job with updates of the exterior and common areas. It has improved over the last 15 years. There are no assessments that I know of. Parking is easy for owners and guests.
